The renovation

A lock-and-leave condo rebuilt as a private retreat

Court of Palms is a complete interior renovation of a 2,385-square-foot residence at Palmas Del Sol in Fort Myers, taken back to the structure and rebuilt around a single idea: nothing on display that does not earn its place. The finished home was featured in the Lee BIA Parade of Homes.

The agate wall

The dining area is anchored by a full-height agate stone wall with genuine gold inlay, lit from behind a floating halo mirror and flanked by sculptural sconces. It is the one deliberate piece of theater in the home, and everything around it stays calm enough to let it work.

Scope

Scope of work

  • Complete high-end condo renovation
  • Agate stone feature wall with gold inlay
  • Custom cabinetry with hidden shelving
  • Integrated organizers throughout
  • Waterfall-edge quartz peninsula
  • Flush-set induction cooking surface
  • Layered lighting design by zone
  • Smart-home lighting and climate
  • Dual walk-in closets with built-ins
  • Floating vanity with underglow

A kitchen built into the walls

Full-height wood-panel cabinetry runs the length of the kitchen wall with the appliances integrated behind matching fronts. A waterfall-edge quartz peninsula carries the seating, and the induction cooking surface is set flush into the counter so the whole run reads as one continuous plane.

Storage that disappears

Hidden shelving, built-in niches and integrated organizers keep every surface clear. Dual walk-in closets carry full-height hanging and shelving, and the utility room takes stacked appliances behind custom cabinetry rather than leaving them on show.

Layered light, quietly controlled

Lighting separates living, dining and kitchen without walls: LED concealed behind the primary headboard, underglow beneath the floating vanity, and strips built into the cabinetry. Climate and lighting run on discreet smart-home controls rather than banks of switches.

Built for lock-and-leave

The material palette was chosen for durability first — quartz, stone, wood panel and tile — so the home holds its finish between visits. Coastal views carry through floor-to-ceiling glass along the living wall and out to the lanai.

Warm, refined and effortlessly livable — a lock-and-leave condo turned into a true private retreat.

Common questions about condo renovations

What was included in the Court of Palms renovation?

A complete interior renovation of the 2,385-square-foot residence: kitchen, living, dining, the primary suite, both bathrooms, dual walk-in closets and the utility room. Custom cabinetry, integrated appliances, layered lighting and smart-home controls were all part of the scope.

Can a condo be renovated while the building stays occupied?

Yes. Condo work runs to the association’s rules on working hours, elevator use, protection of common areas and material delivery. Kelly General Contracting handles those approvals during pre-construction so the schedule is agreed before demolition starts.

How long does a full condo renovation take?

A renovation of this scope generally runs 6 to 12 months from permit to final inspection. Association approvals and lead times on custom cabinetry and stone are usually what set the pace, not the construction itself.

Does Kelly General Contracting work in high-rise buildings?

Yes. Court of Palms is a residence on the third floor of an eight-story tower at Palmas Del Sol in Fort Myers. KGC works in high-rise and mid-rise buildings across Lee and Collier counties alongside single-family homes.
